Grab it and head back out of the room, and off of the roof to the ground. Grab the Golden Key off the hanger and unlock the lock on the door, and then look for the Red Car Key on a hook nearby. This will pull it off the wall, revealing a hole in the wall that you can jump through. Now you want to locate the painting right next to the door and interact with it. Make sure you bring something with you to smash through one of the windows, and then head inside.
